Managing affordable housing involves the standard property and tenancy management responsibilities of managing any rental property. It also involves some additional responsibilities around setting rent, letting properties to eligible households and meeting the requirements of the relevant affordable housing program.
It’s important to remember that affordable housing properties developed under the Affordable Rental Housing SEPP must be managed by a registered Community Housing Provider and must be rented as affordable housing for a period of 10 years.

The Federal Government developed the National Rental Affordability Scheme (NRAS), which is aimed at creating and providing affordable housing for low-to-moderate income earners. NRAS is not a public housing or welfare program; it offers a tax incentive to induce more private investment in the lower price range of the residential construction market.
NRAS provides a National Rental Incentive to property developers and private investors to build and rent dwellings to eligible low- and moderate-income households at a rate that is at least 20% below the prevailing market rate. There are income limits for NRAS tenants and the EchoRealty team will be able to assist you to find quality tenants who meet the criteria set out in the scheme.
